Garage floor coating options
A coating is a layered system, and each layer has a job. Here is how the main options compare and what to ask before you choose.
Quick answers
What does a garage floor coating do?
A resinous coating seals porous concrete, makes cleanup easier, resists many household chemicals and gives the floor a finished look. It does not repair a failing slab or hide serious cracking or heaving.
How long does a coating last?
There is no single number. Life span depends on slab condition and preparation, the product, sunlight, vehicle use and maintenance. One industry education site says polyaspartic and polyurea floors can last 15 years or more when installed properly; that is a general claim, not a guarantee.1 Manufacturer and installer warranties differ, so ask for the warranty in writing and read what it excludes.
Can I do it myself or should I hire a professional?
Consumer kits exist, but professional systems are hard to apply. One epoxy data sheet states the product "may only be used by experienced professionals" and lists a working time of about 25 minutes at 68°F.2 Polyaspartic and polyurea cure faster still, which is why one education source calls them a poor choice for DIY.1 Preparation, moisture testing and temperature control are the usual reasons a DIY job fails.
The main system types
Epoxy
Two-part epoxies build a thick, hard film that can hide minor surface imperfections. They are often lower in upfront cost and give installers more working time. Typical drawbacks are a longer cure before vehicles return, a minimum application temperature (50°F on the data sheet cited here) and discoloration in sunlight: the same sheet notes the coating "will discolor over time when exposed to sunlight (UV)."12
Polyaspartic
Polyaspartics are a type of aliphatic polyurea. They are UV-stable, cure quickly and are often used as a clear or tinted topcoat over an epoxy or other base. They are often higher in cost, have a short working time and are not suited to slabs with active moisture vapor transmission, which can cause bubbling or lifting.13
Polyurea
Polyureas can harden in minutes. Some formulations are vulnerable to UV exposure and are used as base coats under a UV-stable topcoat. Fast cure also makes application demanding.1
Decorative flake systems
Vinyl or similar chips are broadcast into a wet base coat, then sealed with one or more clear topcoats. Flake adds texture, which helps with traction, and helps conceal imperfections. Coverage can be light or full.
What a full system usually includes
- Surface preparation: mechanical grinding or shot blasting to open the concrete, plus crack and joint repair.
- Primer or moisture treatment: where the product or slab conditions call for it.
- Base coat: the colored, protective film.
- Flake or quartz (optional): decorative and anti-slip texture.
- Clear topcoat: wear, chemical and UV protection.
Product data sheets rule. Cure times, temperature limits and moisture limits differ by product. Ask any provider which products they plan to use and read the manufacturer's technical data sheet.
