How Topeka Garage Floors works

We help Topeka homeowners pursue competitive garage floor coating pricing by negotiating with local providers on their behalf. Topeka Garage Floors (TopekaEpoxy.com) is an independent contractor referral and negotiation-assistance service operated by It's Just Local. Here is how it works, in plain terms.

What we do

We publish buyer guides about garage floor coatings in Topeka, Kansas. When you send a request, we help you get a better price: we confirm your goals, and with your permission we approach independent local contractors, discuss scope and pricing, and tell you what we have verified. Our help is free to homeowners.

What happens to your request

  1. You send a request. It is stored securely along with the time and the consent you gave. You immediately get a personalized estimate checklist you can use with any contractor.
  2. We follow up with you personally. Every valid request receives a personal follow-up. A valid request is a complete one with working contact details for a garage in the Topeka area. If we can't help, for example because you are outside the area, we tell you. We don't promise a specific response time.
  3. We confirm your goals and ask your permission. We talk through what you want. We do not contact any contractor or share your project details until you tell us we may.
  4. We approach contractors on your behalf. With your permission, we contact independent contractors that have passed our screening (see below), share only the project details you approved, ask for itemized estimates for the same scope, and negotiate pricing, discounts or other value.
  5. We report back what is verified. We tell you the options contractors actually offer, compare equivalent scopes, and tell you whether the contractor compensates us. We never tell you pricing has been negotiated before it has.
  6. You decide. You choose whether to hire anyone. Any agreement is between you and that contractor.

We keep a record of each request, our contact attempts and outreach, so no request quietly disappears. To ask us to delete your request, or to ask what we hold, email leads@topekaepoxy.com.

What we can't promise

  • We can't guarantee a discount, the lowest price, a contractor quote or a successful contractor match.
  • We can't guarantee that any contractor will respond or be available, and final pricing is subject to the contractor's confirmation.

What we are not

  • We are not a garage floor coating contractor, and we do not install floors, employ installers or own installation equipment.
  • We have not completed installation projects, and we show no photos of completed work.
  • We do not operate a Topeka office.
  • We do not have contractor partnerships. We approach independent contractors for each request, with your permission.

How we screen contractors

Before we share a homeowner's project details with a contractor, we record evidence for each of these checks and keep it on file: business identity; the licenses and registrations that apply to the work (and a note of which ones are legally required and which are optional); insurance certificates and their dates, including workers' compensation or a documented reason it isn't required; relevant coating experience and capabilities; service area and availability; and references or verifiable project evidence when available. Approvals are reviewed again on a schedule, and a contractor can be suspended if a document lapses or a problem comes up.

What screening is not. It checks documents and stated capabilities. It does not guarantee workmanship, results, pricing or a contractor's availability, and it doesn't replace your own checks; see our hiring guide and comparison checklist. We label a contractor "screened" only when the evidence is on record. No contractor has been approved yet; if no screened contractor fits your project, we will tell you so.

How we are funded, and what that means for you

We do not charge homeowners. Contractors may compensate It's Just Local for qualified referrals or other agreed services; we do not currently have any such agreement. Because a contractor may pay us, we are not a neutral advocate: we record each contractor's compensation terms before we refer anyone, tell you whether the contractor compensates us when we present options, never accept compensation in exchange for hiding a better-fitting option, and let you ask which contractors we approached for you. You make the final decision. Payment does not change the educational information on this site. Contractors may charge for their own inspections or estimates, so ask each one.

Contractor independence and responsibilities

Contractors are independent businesses. They are solely responsible for their estimates, pricing, workmanship, warranties, insurance and any required licensing. We do not guarantee a contractor's work, and we do not verify their credentials on your behalf. Please check credentials directly before hiring; the estimate checklist shows what to ask.

The garage photographs on this site are AI-generated illustrations. They are not photos of completed projects, of any provider's work, or of any employee, and they are shown only to illustrate coating types and preparation steps.

Where our information comes from

Technical information is summarized from manufacturer data sheets, technical bulletins and industry education resources, linked at the bottom of each guide. It is general information; product data sheets and written provider estimates take priority. Local weather figures come from NOAA climate normals. We state sources and dates so you can check them.
