Garage floor contractor comparison checklist

Record what each contractor tells you, side by side. It is free, needs no personal information and doesn't submit anything: what you type stays on this page and is gone when you close it, so print it first.

This is a note-taking tool. It does not rate contractors and it is not professional verification of anyone's credentials. For how to check each item, see the hiring guide. Tick "Checked by me" only for things you verified yourself, not things you were told.

1. Credential verification

Business name, address and phone match public records and the contract. The license or permit that applies is named, with a number, and you confirmed it with the City or County.

2. Insurance

Certificate names the contractor's legal name, with policy types and dates. Workers' compensation certificate, or a written reason it isn't required. You confirmed with the agent that the policies are in force.

3. Relevant experience

Similar garage floors, with the system used, the year, and an address or reference you may contact. At least one older job you can see.

4. Preparation methods

Named mechanical method and target profile, how dust will be controlled, and who does the work.

5. Moisture and crack treatment

Moisture test method and the pass limit for the product; what happens on a fail; how cracks, joints and old coatings are handled and whether it's in the price.

6. Exact coating products

Manufacturer and product names, number of coats, thickness, flake and topcoat, with the data sheets.

7. Written price and exclusions

Itemized price on the same square footage and scope as the others; what is extra or excluded; how change orders work.

8. Warranty

Written; who gives it, how long, what it covers and excludes, how to claim.

9. Timeline

Start date, number of days, and written walking, light-traffic and parking times.

10. Payment terms

Deposit, schedule, and final payment after the work is finished and you are satisfied; no blank spaces in the contract.

Tip: if two proposals differ a lot in price, compare rows 4 to 7 first; the difference is usually in preparation, repairs, products or exclusions.
